Agency Relationships

Understand who a real estate professional represents and what that relationship means.

Understanding representation

A real estate professional may represent a seller, a buyer, or—in circumstances permitted by law and with informed written consent—both parties. The responsibilities owed to you depend on the relationship and applicable agreements.

The official New York State Disclosure Form for Buyer and Seller explains seller's agents, buyer's agents, broker's agents, dual agency, and dual agency with designated sales agents.

A disclosure is different from a representation agreement

The agency disclosure explains the relationship; it is not itself a contract to hire a broker. A separate written agreement may set out representation, services, duration, and compensation. Ask about the terms before signing.

Your relationship with our brokerage

Reading this website or sending an inquiry does not, by itself, establish a buyer-agency relationship. We will discuss the applicable role and provide required disclosures when working with you. Website access to the form does not replace the disclosures and acknowledgments required during a transaction.
