Ranges do not overlap: a $500,000 sale belongs in $500,000–under $750,000; a $750,000 sale belongs in $750,000–under $1 million. Bars show each range’s share of sales.

Canandaigua Lake market perspective

Canandaigua recorded 35 selected sales in the latest twelve months, up from 23. Its median declined from $1.45 million to $1.2 million, about 17%, while total volume increased from $48.1 million to $52.3 million. The combination suggests a broader set of transactions at lower typical prices, rather than a uniform fall in every property’s value.

Seventeen recent sales were below $1 million, compared with 8 in the preceding period. At $2 million or above, the count changed only slightly, from 10 to 9, but that segment’s share declined from about 43% to 26% as more lower-priced homes sold. The historical median was $1,632,500 in 2024 and $1,272,500 in 2025, illustrating how a small number of expensive closings can affect year-to-year comparisons.

The distribution tells more than the median alone

My reading is that Canandaigua’s lower median coincided with more sales below $1 million, while the count of $2 million-plus transactions stayed close to the previous level. That distinction matters: the overall figure can soften even when the upper tier continues to record sales. The export does not show current inventory or establish how competitive individual listings were.

For Canandaigua sellers, identify the right price segment before drawing conclusions from the lake-wide median. Buyers should compare homes with similar waterfront access and improvements, and use the increased transaction count as evidence of completed activity rather than a guarantee of greater choice today.

About the data

Source: MLS-reported sales. These are sales reported by participating brokers and agents, not all sales personally represented by Bob Markel or Robert Markel Real Estate LLC.

Information is believed reliable but is not guaranteed. Records may contain errors, omissions or duplicate entries, and selected totals may exclude uncertain records or miss eligible sales. Figures may be revised as information is corrected. Changes in median price reflect the homes sold and do not measure appreciation for every property. This report is general market information, not an appraisal.

What does this mean for your home?

Every Canandaigua lake home is different. Shoreline setting, usable frontage, lake access, privacy, improvements and year-round practicality can create substantial differences between properties within the same price range. These reports provide market context, but they cannot replace a property-specific review. Ask Bob to discuss your home, shoreline and plans.
