Where homes sold by price range

Ranges do not overlap: a $500,000 sale belongs in $500,000–under $750,000; a $750,000 sale belongs in $750,000–under $1 million. Bars show each range’s share of sales.

Cayuga Lake market perspective

Cayuga’s latest twelve-month period recorded 47 selected sales, compared with 43 in the preceding period. The median rose from $659,000 to $810,000, about 23%, while total sale volume increased from $34.5 million to $41.3 million. The higher median coincided with more transactions; it should not be read as a 23% increase in the value of every Cayuga home.

The price mix helps explain the change. Sales below $500,000 declined from 13 to 8, while sales from $750,000 to under $1.5 million increased from 13 to 19. The count at $2 million or above fell from 3 to 1. The shift therefore appears broader than a few unusually expensive closings. Historically, the selected median was $323,750 in 2019 and $813,750 in 2025, although changes in the homes sold and the quality of older records affect that comparison.

Compare the waterfront, not just the lake name

My reading of these results is that buyers are purchasing a different mix of Cayuga properties than in the preceding period. The sales export cannot tell us whether that reflects fewer entry-level homes offered for sale, changing buyer preferences, or both. Shoreline access, frontage, condition and year-round usability remain important comparison points.

For a Cayuga seller, the lake-wide median is a starting point; the strongest comparison is with homes offering a similar shoreline and ownership experience. For a buyer, a higher median makes it especially useful to distinguish the price of the house from the value and practicality of its waterfront.

About the data

Source: MLS-reported sales. These are sales reported by participating brokers and agents, not all sales personally represented by Bob Markel or Robert Markel Real Estate LLC.

Information is believed reliable but is not guaranteed. Records may contain errors, omissions or duplicate entries, and selected totals may exclude uncertain records or miss eligible sales. Figures may be revised as information is corrected. Changes in median price reflect the homes sold and do not measure appreciation for every property. This report is general market information, not an appraisal.

What does this mean for your home?

Every Cayuga lake home is different. Two properties at the same price can offer very different frontage, water depth, dock access, shoreline terrain, privacy and year-round usability. These reports provide market context, but they cannot replace a property-specific review. Ask Bob to discuss your home, shoreline and plans.
