Where homes sold by price range

Ranges do not overlap: a $500,000 sale belongs in $500,000–under $750,000; a $750,000 sale belongs in $750,000–under $1 million. Bars show each range’s share of sales.

Keuka Lake market perspective

Keuka recorded 50 selected sales in the latest twelve months, down from 58, while the median increased from $908,500 to approximately $1,051,250, about 16%. Total volume declined slightly from $60.2 million to $58.5 million. Fewer sales at a higher median do not, by themselves, establish appreciation across the entire lake.

Half of the recent sales—25 of 50—closed at $1 million or above, compared with 21 of 58 in the preceding period. Only 9 recent sales were below $750,000, versus 17 previously. That movement in the price mix is central to interpreting the higher median. The historical series also shows a change in scale: 76 selected sales at a $459,000 median in 2019, compared with 53 at a $975,000 median in 2025.

A higher price point calls for property-level comparisons

My reading is that Keuka’s recent results reflect a greater concentration of higher-priced transactions and fewer sales in the lower bands. The export does not distinguish whether fewer lower-priced homes were available or whether the homes offered attracted different buyers. Either way, the latest median is less representative of an entry-level cottage than it was in the earlier period.

For Keuka sellers, comparable homes in the same price tier are especially important when a large share of sales sits above $1 million. For buyers, the historical tables provide context, but frontage, lake access, improvements and the intended use of the home should guide the comparison.

About the data

Source: MLS-reported sales. These are sales reported by participating brokers and agents, not all sales personally represented by Bob Markel or Robert Markel Real Estate LLC.

Information is believed reliable but is not guaranteed. Records may contain errors, omissions or duplicate entries, and selected totals may exclude uncertain records or miss eligible sales. Figures may be revised as information is corrected. Changes in median price reflect the homes sold and do not measure appreciation for every property. This report is general market information, not an appraisal.

What does this mean for your home?

Every Keuka lake home is different. Setting, frontage, privacy, access to the water, dock arrangements, condition and seasonal versus year-round use can distinguish two homes that appear similar in a lake-wide report. These reports provide market context, but they cannot replace a property-specific review. Ask Bob to discuss your home, shoreline and plans.
