Ranges do not overlap: a $500,000 sale belongs in $500,000–under $750,000; a $750,000 sale belongs in $750,000–under $1 million. Bars show each range’s share of sales.

Owasco Lake market perspective

Owasco recorded 15 selected sales in the latest twelve months, compared with 13 previously. The median was essentially unchanged at $698,000 versus $700,000, while total volume increased from $9.9 million to $10.8 million. With this small sample, one or two transactions can noticeably alter the annual statistics.

Thirteen of the 15 recent sales were below $1 million, compared with 10 of 13 in the preceding period. The $500,000–under $750,000 range accounted for 9 recent sales and forms the largest segment in this sample. Historically, the selected median moved from $275,000 across 17 sales in 2019 to $725,000 across 13 sales in 2025; those are different sets of properties, not a repeat-sales appreciation index.

Focus on the home and its shoreline

My interpretation is that Owasco’s latest median shows relative stability in the selected sales, with slightly more activity concentrated below $1 million. It would be premature to call this a broad market trend from 15 closings alone. Differences between seasonal cottages, improved homes and waterfront settings may be more useful than a small change in the headline median.

For Owasco sellers and buyers, review the individual comparable sales before relying on the annual figures. The price-band table shows where transactions clustered, but frontage, condition, water access and the way you plan to use the property remain central to a meaningful comparison.

About the data

Source: MLS-reported sales. These are sales reported by participating brokers and agents, not all sales personally represented by Bob Markel or Robert Markel Real Estate LLC.

Information is believed reliable but is not guaranteed. Records may contain errors, omissions or duplicate entries, and selected totals may exclude uncertain records or miss eligible sales. Figures may be revised as information is corrected. Changes in median price reflect the homes sold and do not measure appreciation for every property. This report is general market information, not an appraisal.

What does this mean for your home?

Every Owasco lake home is different. A seasonal cottage and a year-round home may offer very different ownership experiences, even with similar frontage. Condition, water access, privacy, dock facilities and intended use deserve individual attention. These reports provide market context, but they cannot replace a property-specific review. Ask Bob to discuss your home, shoreline and plans.
