Ranges do not overlap: a $500,000 sale belongs in $500,000–under $750,000; a $750,000 sale belongs in $750,000–under $1 million. Bars show each range’s share of sales.

Skaneateles Lake market perspective

Skaneateles recorded 20 selected sales in the latest twelve months, compared with 33 in the preceding period. The median declined from $2 million to $1,618,750, about 19%, and total volume fell from $76.1 million to $51.8 million. With only 20 closings, changes in which homes sell can move the median substantially.

Nine recent sales were at $2 million or above, compared with 17 previously. That represents 45% of the latest sample versus about 52% of the preceding sample. Every recent sale was at least $750,000. In calendar year 2025, the selected median was $1.95 million across 34 sales. The latest rolling period therefore remains a high-price market sample, even though its median is lower.

Small samples require careful interpretation

My interpretation is that the reduction in very expensive closings helps explain the lower recent median. It would be too strong to conclude that every Skaneateles property has lost value by the same percentage. A handful of large transactions can materially change the annual picture, especially when comparing homes with very different frontage, condition and settings.

For Skaneateles sellers and buyers, a lake-wide average or median deserves less weight than closely matched recent sales. The count and price-band distribution provide context; a property-specific review is needed to distinguish a change in market conditions from a change in the properties that happened to close.

About the data

Source: MLS-reported sales. These are sales reported by participating brokers and agents, not all sales personally represented by Bob Markel or Robert Markel Real Estate LLC.

Information is believed reliable but is not guaranteed. Records may contain errors, omissions or duplicate entries, and selected totals may exclude uncertain records or miss eligible sales. Figures may be revised as information is corrected. Changes in median price reflect the homes sold and do not measure appreciation for every property. This report is general market information, not an appraisal.

What does this mean for your home?

Every Skaneateles lake home is different. With a wide range of property sizes and price points, usable frontage, privacy, proximity to amenities, condition and the quality of the waterfront experience matter more than a single lake-wide median. These reports provide market context, but they cannot replace a property-specific review. Ask Bob to discuss your home, shoreline and plans.
